All projects have been carefully evaluated by us in terms of potential return on investment for the purchaser:
- We carry such evaluation based, first on the resale value of the future units , taking into account market prices of the área, benchmark of similar development, quality of the location and of the asset ( view, historical touch,…). We used for these evaluations our own information data base provided by the sister company of Infante&Riu group which acts as real estate agency for private buyers of properties.
- and second from the expectable construction costs of such project, based on our Experience on similar projects.
- We will then assume an “off plan sale “ scenario of the units and the leverage financing conditions , both aligned with current market and bank practice, in order to evaluate the necessary equity to conduct the project and the potential Return on Equity ( ROE ) and the Internal Rate of Return ( IRR).
We can assist you through the bank financing process, by preparing the dossier to be presented to the various banks we used to work with, and promote the first meetings til the granting of the financing requested.
We can advise you to select architects to develop the project and recommand you advisers to ease the licensing process with the Municipality and if necessary Cosntruction Project Management companies.
Finally our real estate agency can accompany you in the marketing and commercialization of the future units by advising you on typologies and price target and then by promoting the units through our network of channels both in Portugal or internationally.
